A large company with a registered office in CAULFIELD, VIC, requested our
assistance in solving the problem of damp walls.
During the examination, we found that the age of the building is about
50 to 70 years, the brick walls are of 270 mm thickness
(double brick with a cavity). The most inexplicable thing was that we
didn’t see air vents that are needed in the walls of this type.


Damp Proof Course was installed during construction and eventually fell into
disrepair and doesn’t fulfill its functions. As a result, the foundation and
brickwork absorb moisture from the ground and
this moisture rises up the wall due to capillary action.

If you don’t treat this moisture, it can erode building materials and cause a room to be uninhabitable as the amount of moisture will make electrical plugs dangerous.
This process is similar to that of putting a sponge in a bowl of water.
It can also lead to serious structural problems in
the walls of the entire building. Increased air
humidity can also lead to lifted condensation level
and mold growth with all the associated health
problems.

When we removed the existing render from the wall, we, surprisingly, found air vents.


Someone (not very smart and absolutely unskilled) covered all the existing
ventilation holes with a layer of cement render, eliminating the possibility for
the walls to “breathe”. This was the major cause of moistening the walls.

We strongly encouraged the customer to contact a ventilation specialist and
install ventilation holes in the walls.
Moreover, damaged render should be completely removed and the walls left
to dry for 4-6 months


Ventilation in double brick with a cavity is vitally important, so we
recommend periodically check and, if necessary, clean the Grill Vent in brick
wall from dust and dirt.
This will prevent moistening the walls and the problems associated with that.
